How a manufactured home sale is different.

  • The title is usually with the state

    Most manufactured and mobile homes are titled with the California Department of Housing and Community Development (HCD), not recorded with the county. The transfer goes through HCD.

  • Taxes must be cleared first

    Before HCD transfers the title, the county has to certify that the home’s property taxes are paid. We request that certificate early so it does not hold up closing.

  • In a park, the park approves the buyer

    The buyer usually needs the park’s approval to take over the space. We coordinate the timing so approval and closing line up.

  • Some homes are real property

    A home on a permanent foundation can be part of the land and transfer by deed like a house. We confirm which kind yours is at the start.

Have these ready.

  • The HCD title or registration card, if you have it
  • The decal or serial number of the home
  • The park name and manager contact, if the home is in a park
  • Information on any loan against the home
  • A government photo ID for everyone who signs
