What makes a Leisure World sale different.

  • You transfer a share, not a deed

    Most homes in Leisure World belong to a mutual corporation. A sale transfers the seller’s membership in that mutual to the buyer, so the paperwork looks different from a regular home sale.

  • The community approves the buyer

    The buyer applies to the community and the mutual before the sale can close. Leisure World is an age-restricted community, and eligibility is checked as part of that approval.

  • Timing depends on the approval

    We build the escrow schedule around the community’s review, so the buyer and seller know when signing and closing can realistically happen.

  • Families are often part of it

    Many sales are handled by adult children, a trustee or an estate. We explain each step and help gather the trust or probate papers the sale needs.
